    This owner designed house on the southwest slope of Queen Anne, is on a narrow infill lot eight feet above the alley. Excavating from the alley provided for a double garage with the master suite above and the remaining first floor as slab on grade. A wall mounted boiler provides hot water for in-floor heat and domestic hot water. The flat roof is made of SIPs (structurally insulated panels) over exposed PSL beams.

    To avoid building a costly storm water retention system, six inches of planting soil was added to the flat roof and a garden of drought tolerant plants established. The green roof slows the migration of heavy rainfall into the storm sewer. The house was prewired for solar electric generation and since completion the owners have installed three large arrays of photo voltaic panels.
